A complete residential city on a single plot
Baghdad is growing faster than its housing supply. Yas Towers is a direct answer: an integrated residential city in Al-Sha'ab where a family can live, learn, shop, exercise and receive care without leaving the gates.
The scheme is conceived as high residential towers of up to twenty floors, set on a coordinated podium of parking, daily retail and community facilities, with internal streets wide enough for real movement, not mere service lanes, and a distinctive architectural entrance for every tower. It was not designed as a few buildings added onto an existing neighbourhood, but as a complete residential city planned together from the start.
A single main gate
A single, controlled point of arrival that gives the community a clear identity and a secure perimeter.
Life above the podium
Podium floors hold parking and daily shops. The towers rise above them so cars and noise stay below, and homes stay above.
Family first
Boys’ and girls’ schools, two kindergartens, indoor and outdoor sports, a mosque, and a dedicated investment-hospital plot on the main road.

Yas Towers sits in Al-Sha'ab, Baghdad, opposite Al-Taawon Hypermarket (formerly the Central Markets), on the Rusafa side of the Tigris. It neighbours Adhamiyah, connects easily to Army Canal Road and Palestine Street, and is about ten minutes from Jami' Al-Nidaa, a recognised centre of Rusafa.

Real connectivity
Direct access toward Army Canal Road, which ties north Baghdad to Al-Rustamiyah in the south-east, and onward to Palestine Street and the city centre. Jami' Al-Nidaa is about a ten-minute journey.
Healthcare and daily services
Three hospitals nearby: Al-Sha'ab (public), Al-Bunuk (private) and Umm Al-Banin (private), plus a clinic, a police station, a civil-defence centre and two petrol stations, all a short distance away.
Shopping and daily life
Al-Taawon Hypermarket stands opposite the project, with Souq Al-Sha'ab (Souq Shalal) and Souq Al-Bunuk (Souq Al-Mithaq) close by. Hay Al-Bunuk has become a strip of restaurants, cafés and teaching institutes. Sumer Mall is under construction, and Al-Sha'ab swimming pool is nearby.
Schools, universities and mosques
Many public and private schools surround the site. Al-Rafidain University is adjacent, with Imam Al-Kadhim University and Mustansiriyah University (Al-Talibiyah campus) nearby. About four mosques and Hussainiyas sit close to the project.
